The future of modular structures in commercial and institutional markets is a fast growing alternative to traditional construction.

Many other countries are looking at modular and seeing it as a solution not only for time and budget in the current setting, but they are also looking at the ‘end use’ of construction and what happens to buildings when they are no longer needed or wanted. With modular construction, when a building is at the end of its life and the structure is no longer desirable for whatever reasons (facade, compliance, etc.), the products can often be disassembled and recycled. One thing that has held back many from using modular is the final design that a building has. Modular construction has come a long way however. Around the world modular construction is becoming popular, with some countries like China pledging to have 30% of their projects building using recycled prefab materials.

The materials in modular building are also greener. Many modular building already incorporate recycled products.

Take for example, the new 142-room hotel being built in Oklahoma City by Hotel Developer NewcrestImage.

The hotel will consist of 81 modules, set to open in May 2017. It will be a total of five stories and according to the CEO, will have rooms and a design that meets and exceeds the stylish, European-inspired looks.

As more and more developers become aware of the benefits of modular construction, the world is beginning to see an uptick in modular development. The UK needs more than a million new homes in the next five years, and is striving to meet that goal via modular building.

Despite the challenges that modular manufacturing is still actively solving, (In November, 461 Dean became the world’s tallest modular building following a series of dramatic setbacks and challenges which ultimately put the ambitious project 10 millions dollars over budget, 2 years behind schedule, and gift wrapped in legal drama galore.) the benefits greatly outweigh the cost. The processes can only get better as more developers push the boundaries of building using prefab units. Developers are realizing that modular doesn’t mean ‘drab and repetitive looks’. In fact, some modular buildings are so beautiful, they’re iconic.

In 2017, modular construction is going to be the new normal. As a society, we desire faster, stronger, and cheaper buildings and traditional construction is losing its ground. Not only does modular construction check off the boxes for faster, stronger, and cheaper, it also checks off many other boxes like less construction traffic, less construction noise, less construction clean up, and a greener start and finish for buildings and communities.
